From Wasted Square Footage to a Personal Retreat
The Challenge
Below the main floor sat an entire level of untouched potential — unfinished concrete, exposed mechanicals, and the kind of empty space that collects boxes and broken furniture. No natural gathering point. No reason to go downstairs. Just wasted square footage in a home that had outgrown its usable rooms.
The homeowners knew the space was there. They also knew that every month it sat untouched was another month without the entertainment area their family and friends deserved.
The Vision
This wasn't going to be a basic finished basement with carpet and drywall. The vision was a personal entertainment retreat — a dedicated golf simulator lounge where the homeowner could practice year-round, a custom wet bar designed for hosting, and a comfortable sectional seating area where guests could settle in for the evening.
The plan called for gray cabinetry and quartz countertops at the bar, luxury vinyl plank flooring throughout, recessed lighting to set the right mood, and a beverage refrigerator so nobody has to run upstairs. Every detail oriented toward one goal: a lower level that rivals any sports lounge in town.
How We Protected the Investment
Basement remodels carry complexity that most homeowners don't see coming — and that's exactly why you need a team that does. Before a single finish material went in, we addressed the fundamentals that protect this space for decades.
Moisture management came first. We assessed and addressed every potential water intrusion point because a finished basement is only as good as the waterproofing beneath it. Then came the mechanical integration — working around (and concealing) HVAC ductwork, plumbing lines, and electrical panels so the finished space feels intentional, not like an afterthought.
The homeowners reviewed the entire layout in 3D renderings before construction started, so there were no surprises — just clarity and confidence. Site protection protocols kept the upstairs living areas clean and undisturbed throughout the build. And like every Thornapple project, a fixed-price contract meant the number we agreed to was the number they paid. No change orders. No budget creep.
The Result
Walk downstairs today and the transformation is immediate. The golf simulator room anchors the space — a dedicated zone with enough clearance and the right lighting for year-round play. Step out of the sim room and the custom wet bar draws you in, finished with gray cabinetry, quartz countertops, and a beverage refrigerator tucked neatly below the counter.
Luxury vinyl plank flooring runs wall to wall, durable enough for high-traffic entertaining yet warm underfoot. Recessed lighting throughout creates a clean, modern feel, and the sectional seating area offers the kind of comfort that keeps guests from ever wanting to leave. This basement doesn't feel like a basement — it feels like the best room in the house.
